£14.4 million re-finance - commercial mortgage
Our client held a portfolio of largely corporate-tenanted prime London residential properties. By re-financing his existing facility with our low start commercial mortgage, our client was able to regear and extract equity yet reduce his overall interest payments, thereby improving his cash flow significantly. Our client is an experienced London developer and buy-to-let investor with a long term outlook for his portfolio.
By putting in place a long-dated structure with a hedging instrument we achieved 75% LTV at a rate of 4.85% including lender’s margin. Our client increased his LTV thereby extracting cash to purchase sites for the development side of his business; our client also significantly reduced his monthly repayments.
